The *Facility Condition Assessor *will apply their knowledge of building condition assessment processes and technical standards in performing building evaluations inclusive of but not limited to Facility Condition Assessments (FCA), energy audits, accessibility assessments, mechanical equipment evaluations, space planning, and other technical services associated with capital planning of commercial, institutional, and/or municipal facilities.
*ESSENTIAL DUTIES AND RESPONSIBILITIES: * *Core functions:* · Conduct client facing on-site inspections and building condition assessments using mobile inspection and capital planning software on an iPad.
· Conduct a walk-through survey of the accessible and visible major building systems (mechanical, electrical, and plumbing), structure and foundations, representative interiors, common areas, exterior walls, windows, flat roofs, low-sloped roofs, and pavement.
· Conduct space utilization planning and space analysis.
· Provide photographic documentation of site and building features and document observations.
· Determine and identify system type, condition, remaining useful life and significant physical deficiencies of building components and systems based on visual inspection.
· Provide recommendations and planning level cost estimates for building envelopes, components and systems repair or replacement for inclusion in the capital budget plan.
· Obtains areas/measurements and quantities to adequately justify estimated costs to replace or remedy physical deficiencies and to estimate replacement reserve expenditures.
· Conduct interviews with the owner (or their on-site representative), tenants, service providers, local government agencies, and other individuals knowledgeable about the subject property and its systems.
· Review repair/improvement costs incurred by tenants/ownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, elevator safety inspection reports, Building and Fire Department inspection reports, and warranty information.
· Review pertinent property records as furnished by Client and/or property contact.
In general, documented information will consist primarily of project contact supplied receipts from repairs and/or improvements, pending proposals, current improvement projects, available relevant Construction drawings, etc.
There may also be previously prepared building facility condition reports, ADA surveys, capital plans, etc.
· Complete facility condition assessment (FCA) reports utilizing asset assessment management software which accurately describe findings utilizing asset management software.
· Meet or exceed performance objectives for productivity and report quality.
· Maintain project-by-project communication on programs with Program managers and report reviewers and keeps them informed of any actual or potential problems including continuing updates of when reports will be e-mailed/shipped to production.
*In addition, you will:* · Enhance professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies.
· Comply with federal, state, and local legal requirements by studying new and existing legislation, anticipating future legislation, enforcing adherence to requirements, and advising management on necessary action.
· Protect operations by keeping company information confidential.
· Deliver outstanding customer service through timely response and proactive solutions to clients needs.
· May be required to work overtime.
· Work in a constant state of alertness and safe manner.
· Possess the ability to use and skillfully operate a computer is essential to this position.
· Possess the ability to use and skillfully operate an electronic tablet efficiently in the field for live data collection is essential to this position.
· Successfully work from remote location.
· Climb ladders (including vertical ladders up multiple stories) and/or steep attached stairs to a roof (for each building assessed, at least once per on-site assessment) · Have the ability to travel, on average, approximately *50%*of time to client sites across the U.
S.
via plane and driving as determined based on the project location.
Common patterns of travel include one day on-site followed by one day at home.
The time at home is spent writing reports that communicate the field findings.
Overnight stays away from home may be required.

*QUALIFICATIONS: * Education and/or Experience: o Bachelor’s degree in Architecture and/or Engineering or related field is preferred.
o Years of experience and certifications in lieu of degree will be given consideration.
o Candidates will have experience in one or more of the following: Facility Design, Building Construction, Assessments, and/or Maintenance Management.
o Minimum of 2 years of field experience on a variety of facilities; or proven work experience.
*Certificates, Licenses, Registrations:* o _Bonus for this role, __*not Required.
*_Registered Architect, Professional Engineer, Certified Energy Manager o Valid driver's license is *required* with no significant MVA points/violations (clean driving record).

o Must be able to work from a remote location.
o Must be willing to fly and live near (or be willing to relocate to) a major metropolitan area with reasonable access to a major airport.

o Excellent time management skills including ability to perform multiple priorities in a fast-paced environment and ability to work independently.
o You can traverse, observe equipment, and record data and photos on safely accessible roofs and other high or open areas, which may require ladder and/or hatch access.
o You are comfortable and willing to work in densely equipped mechanical and electrical spaces requiring dedicated focus on safety protocol.
o Ability to travel, on average, approximately 50% time to client sites across the U.
S.
